Good Deal?

I’m slightly paranoid about taking on new clients... and I think that might be a good thing.


I was talking to a business mentor of mine the other day and he told me an interesting story:


A looooong time ago he was working in real estate and he took on a new client.


Let’s call him Mr X.


The guy had a reputation.


He was known for being a bit of a snake.


This was known from the start.


You could have asked almost anyone within a 50 mile radius at the time and they would have all told you:


"Yep, don't trust Mr X."


But that didn’t matter to my mentor. He was just the guy selling the house.


So he sells the house, Mr X is all happy, everything is going well.


Closing is scheduled in six weeks.


Meanwhile Mr X is singing my mentor's praises.


He couldn’t be any nicer.


A week before the closing date my mentor calls the buyer to make sure they do a final inspection of the house...


He says:


"No worries, Mr X handled that two weeks ago. We've already moved in!"


Turns out Mr X already closed the deal, didn’t pay the commission and fled the country.


They never heard from him again.


Sounds like a lovely guy.


Moral of the story?


You can’t make a good deal with a bad guy.


Cost my mentor about £5000 to learn that.


He never forgot it.


It’s the reason why we talk to every potential client before we start working together.


To make sure we’re a good fit.


And if we’re not?


We gladly send back any money that was paid already.


Life’s too short for that kind of stress!
